Address & the 2025 administrative reorganisation
Address: Dien Bien Phu road, Ninh Thanh ward (formerly Tay Ninh City), Tay Ninh province. Since 1 July 2025, Vietnam has used a two-tier local government model — the provincial-city level no longer exists — and the new Tay Ninh province was formed by merging the former Tay Ninh and Long An provinces. Many older documents still say “Tay Ninh City”.
Boundaries according to the developer’s project Q&A: Dien Bien Phu road to the west, a planned 30 m road to the north, alley 28 Dien Bien Phu to the south and a planned ring road to the east.

Facilities around the project
The developer’s project Q&A lists the existing facilities around the site: a GO! hypermarket, Tay Ninh General Hospital, Long Hoa market, a CGV cinema and the central park. The Tay Ninh Holy See — the centre of the Cao Dai faith — is about 3 minutes away, and Ba Den Mountain, one of southern Vietnam’s major pilgrimage sites, about 10 minutes.
Regional infrastructure
Dien Bien Phu road has a 40 m right-of-way and is described in the brochure as a six-lane arterial running straight into central Tay Ninh.
The developer’s file refers to the Ho Chi Minh City – Moc Bai expressway (construction started) and phase 1 of the Go Dau – Xa Mat expressway; according to the developer, the expressway junction is about 3 minutes from the project and, once complete, will bring Ho Chi Minh City within just over an hour. This is the developer’s projection — expressway timelines are decided by the State.
