The Waterfall Mark complex & clubhouse
Waterfall Mark sits inside Phase 1 and is scheduled to open first. The developer describes the “Waterfall Pool” as exceeding Olympic standard, at close to 2,500 m² according to the project Q&A; the complex also includes Waterfall Cafe, the Waterfall House sports centre and a children’s water park.
The clubhouse beside the pool also serves as the project’s sales office in Tay Ninh — where visitors can view the site plan and the project file.
The Arcadia Lake — the central lake park
The central lake forms the landscape heart of the new town. On its size, the brochure describes a retention lake of more than 5 ha, while the project factsheet gives 3.3 ha (indicative) — the developer’s two documents do not match. The lake is surrounded by flower gardens, a lakeside promenade, an outdoor sports area, a BBQ garden, a play area and a plaza. According to the plan in the project file, the central lake is due for completion in Q1 2027.
The experience park — note the limited investment term
The experience park has 14 facilities, including a camping ground, garden restaurant, open-air cinema, zoo and a kite and hot-air balloon field; the project Q&A describes it as about 10 ha. According to the plan in the project file, it is due to open from Q4 2026.
A note on the master plan states that the experience park area is invested for a limited term under Official Letter 2692/UBND-KT dated 30 June 2025 from the Tay Ninh Provincial People’s Committee. It should therefore not be treated as a permanent amenity of the new town.
Education, retail & the snow house
The education cluster has three schools: primary, secondary and a high-quality inter-level school. The commercial cluster has a shopping centre, an upscale hotel, a sports – culture – events complex and a snow house. According to the project factsheet, the shopping centre is about 10,000 m² and the hotel has 15 storeys above ground and 2 basements (indicative).
The 20.5 m D2 commercial street is positioned by the developer as the busiest business street in the new town, focused on F&B, cafes and shops. The developer has not announced operators or opening dates for the schools, hotel or shopping centre.
